Our process begins with a first consultation in which we visit your home and assess the possibilities. We design the refurbishment with photorealistic 3D renders so you can see the result before a single brick is touched. We draw up the technical project, handle the planning permit and coordinate every trade through to turnkey handover.
The law requires a technical project signed by a registered architect for any refurbishment that affects the structure or the main services. Carrying out works without a permit can mean fines of up to 75% of the cost of the refurbishment. We take care of the whole process with the Municipal Planning Office and the certification by COAMÁLAGA.

As a market reference, in 2026 a full refurbishment in Marbella runs between €750 and €1,200/m² in upper-mid-range flats, between €1,500 and €3,000/m² in villas in areas such as the Golden Mile, Nueva Andalucía or Sierra Blanca, and above €3,000/m² when the work includes structure, extensions and outdoor spaces. Our three references sit within those ranges and include the project, site supervision and a fixed budget.

Frequently asked questions about full refurbishments
A full refurbishment of an 80-100 m² flat usually takes 3 to 4 months on site, plus 1-2 months beforehand for design and permit processing. We give you a detailed schedule before starting.
For refurbishments that affect the structure, the layout or the main services, the law requires a technical project by a registered architect. Beyond that, an architect brings professional design, better use of space and supervision that avoids problems and cost overruns.
Minor works (floors, tiling) require a responsible declaration. Major works (structural changes, significant relayout, changes to the façade) need a planning permit with a technical project certified by COAMÁLAGA. We manage the whole process.
We work with a fixed budget itemised line by line. The amount only changes if you request additional changes or hidden defects that could not be detected beforehand come to light. Any change is approved in writing.
In a full refurbishment it is generally not possible. The home will be without kitchen, bathrooms and basic services during the most intense weeks. We help you plan the timing to keep disruption to a minimum.
Architectural design with 3D renders, specification book, permit processing, coordination of every trade (masonry, plumbing, electrics, joinery, painting), site supervision with weekly visits and final handover with cleaning and certificates.
Fines of up to 75% of the cost of the refurbishment, immediate stoppage of the works and the obligation to restore the original state. Doing it properly gives legal certainty and avoids future problems.
For private homes more than two years old a reduced 10% VAT applies. For commercial premises or new homes, the general VAT rate is 21%.
