Our process begins with an initial consultation in which we visit your home and assess its potential. We design your renovation with photorealistic 3D renders so you can see the result before a single brick is touched. We prepare the technical project, handle the building permit and coordinate all the trades through to turnkey handover.
The law requires a technical project signed by a registered architect for any renovation affecting the structure or the building’s main services. Carrying out works without a permit can lead to fines of up to 75% of the cost of the renovation. We handle the entire application process with the Municipal Planning Department (Gerencia Municipal de Urbanismo) and the approval (visado) by COAMALAGA.

As a market benchmark, in 2026 a full renovation in Marbella costs between €750 and €1,200/m² for mid-to-high-end flats, between €1,500 and €3,000/m² for villas in areas such as the Golden Mile, Nueva Andalucía or Sierra Blanca, and over €3,000/m² when the project involves structural work, extensions and outdoor areas. Our three benchmarks fall within these ranges and include the project, site management and a fixed budget.

Frequently asked questions about full renovations
A full renovation of an 80–100 m² flat usually involves 3 to 4 months of works, plus 1–2 months beforehand for design and permit processing. We give you a detailed schedule before we start.
For renovations affecting the structure, the layout or the main building services, the law requires a technical project by a registered architect. An architect also brings professional design, optimised use of space and supervision that prevents problems and cost overruns.
Minor works (flooring, tiling) require a declaración responsable (works notification). Major works (structural changes, significant changes to the layout, alterations to the façade) need a building permit with a technical project approved by COAMALAGA. We handle the entire process.
We work with a fixed budget broken down item by item. The price only changes if you request additional changes or if hidden defects that could not have been detected beforehand come to light. Any change is approved in writing.
In a full renovation this is usually not possible. The property will be without a kitchen, bathrooms and basic services during the most intensive weeks. We help you plan the timing to minimise disruption.
Architectural design with 3D renders, specification of finishes, permit applications, coordination of all trades (masonry, plumbing, electrics, carpentry, painting), site management with weekly visits and final handover with cleaning and certificates.
Fines of up to 75% of the cost of the renovation, immediate suspension of the works and the obligation to restore the property to its original state. Going through the proper process gives you legal certainty and prevents future problems.
For private homes more than two years old, a reduced VAT rate of 10% applies. For commercial premises or new homes, the standard VAT rate is 21%.
