Taking on a full renovation in Mijas always raises the same concerns: what budget are we really looking at? Will Mijas Town Hall require a major works permit? Who is accountable if something goes wrong? How do I coordinate bricklayers, electricians and carpenters without losing my mind?
Since 2006, Klic Arquitectos has been answering these questions project by project. We are not just another renovation company: we are an architecture studio specialising in full home renovations, and that makes an enormous difference to every decision. We bring considered design, a technical project certified by COAMALAGA and construction supervision by registered architects.
The budget is fixed and itemised line by line. No unexpected extras, no hidden margins, no opaque subcontracting. Your only concern is imagining how you want to live in your home.

Our service is comprehensive and turnkey: from the first sketch to the day we hand over the keys. We design the interiors, handle the permits with Mijas Town Hall, coordinate every trade and supervise the works so that renovating your home is an exciting experience rather than a headache.

Full home renovation in Mijas and Mijas Costa
A full renovation goes far beyond ripping up floors and painting walls. It means completely rethinking how you live in your home. As architects focused on renovation, we bring what a conventional company cannot: an overall vision, signature design and technical control at every stage.
The process starts with a visit in which we walk through the property with you, understand how you live and assess what the renovation can realistically achieve. We then design the project with photorealistic 3D renders so you can see your future home before work begins. We draw up the technical project, apply for the relevant permit and coordinate every trade through to turnkey handover.
Planning regulations require a technical project signed by a registered architect for any renovation that alters the load-bearing structure or the main building services. Carrying out works without a permit in Mijas can lead to fines of up to 75% of the cost of the works, a stop order and the obligation to restore the property to its original state. We handle the entire application with the Planning Department of Mijas Town Hall, as well as the certification (visado) of the project by COAMALAGA.

What types of renovation we carry out
As renovation architects in Mijas, we offer a complete technical and creative service, tailored to the type of work your home needs.
We are by your side whether you are renovating your entire home or would rather focus on a single room.

Full home renovation
We rework the layout, finishes and building services so that your home fits the way you live today. Includes the technical project, permit management and turnkey construction.

Partial renovation: kitchen, bathroom or individual rooms
Not every home needs a full renovation. Sometimes renewing the kitchen, the bathrooms or one key area is enough. We work with surgical precision so that the home as a whole gains coherence, style and functionality.

Full renovation with interior design
We combine architecture and interior design under a single vision so that every space makes aesthetic and functional sense. Ideal for completely transforming your home or preparing it for home staging before selling or letting it.

Frequently asked questions about full renovations in Mijas
For a home of 80–100 m², construction typically takes 3 to 4 months, plus 1–2 months beforehand for design and permit processing at Mijas Town Hall. Before work begins, we give you a detailed schedule with weekly milestones.
If the renovation affects the structure, the layout or the main building services, the law requires a technical project signed by a registered architect. Beyond the legal requirement, an architect brings professional design, better use of space and technical control that prevents surprises and cost overruns.
Minor works (replacing floors, tiling) are covered by a responsible declaration (declaración responsable). Major works (structural changes, a significant reconfiguration of the layout or work on the façade) require a planning permit with a technical project certified by COAMALAGA. We handle the entire application with Mijas Town Hall.
We work with a fixed budget, itemised line by line. It only changes if you decide to extend the scope or if hidden defects come to light that could not have been foreseen beforehand. Any adjustment is agreed in writing before it is carried out.
With a full renovation it is not usually feasible. The home is left without a kitchen, bathrooms or basic services for several weeks. We plan the timing with you to keep disruption to a minimum and, if necessary, help you arrange temporary accommodation.
Architectural design with 3D renders, a specification schedule, complete permit processing, coordination of every trade (masonry, plumbing, electrics, air conditioning, carpentry, painting), construction supervision with weekly visits and final handover with professional cleaning and technical certificates.
Fines of up to 75% of the cost of the works, an immediate stop order and the obligation to restore the property to its original state. Getting the permits right is cheaper than taking the risk, and it gives you legal certainty for any future sale or inheritance.
For private homes more than two years old, the reduced VAT rate of 10% applies. Commercial premises and newly built homes are subject to the standard rate of 21%.
