A full refurbishment in Málaga means completely renovating a home: a new layout, new electrical and plumbing installations, floors, kitchen, bathrooms and complete finishes. It is a significant investment, and the first thing you need to know is how much it is going to cost.
Price per square metre of a full refurbishment in Málaga (2026)
- Standard finish: 600 – 900 €/m²
- Mid-to-high finish: 900 – 1,400 €/m²
- Luxury finish: 1,400 – 2,500 €/m²
For a 120 m² home with a mid-to-high finish, the indicative budget is between €108,000 and €168,000. For a 300 m² villa with a luxury finish, between €420,000 and €750,000.
What does a full refurbishment include?
A complete full refurbishment includes: demolition and rubble management, reorganisation of spaces, a complete electrical installation, plumbing, floor and wall tiling, suspended ceilings, interior joinery (doors, wardrobes), fitted kitchen, complete bathrooms, painting and final finishes. It does not always include loose furniture, appliances, air conditioning units, façade, roof or swimming pool.
Refurbishment with an architect vs. without one
Refurbishments of more than 150 m² or that affect the structure usually require a technical project by an architect. Although it involves an additional cost (normally between 5% and 10% of the construction budget), it guarantees that the works are carried out correctly and that the necessary permit is obtained. At Klic Arquitectos we work with closed fixed fees: the budget we present to you at the start is what you pay at the end.
How long does a full refurbishment take?
A full refurbishment of a home of between 100 and 200 m² usually takes between 4 and 8 months. For a 300-500 m² villa the usual timescale is 8 to 18 months. Klic Arquitectos fixes the deadline in the contract with a historical deviation of under 5%.
