A geotechnical survey — estudio geotécnico in Spanish — is the report that tells you what sits underneath your plot and what it will take to build on it safely. If you are buying land on the Costa del Sol, it is the difference between a foundation budget you can rely on and a figure somebody has guessed. In the UK, a ground investigation is normally something your engineer recommends and your warranty provider expects. In Spain it is not a recommendation. Before you build anything — a house, a block of flats, a civil engineering job — the ground has to be investigated and the findings written up. This is not paperwork for its own sake. It is the only way to know the building will not move once it is up.
It is also the law. Real Decreto 314/2006, de 17 de marzo approved the Código Técnico de la Edificación (CTE), Spain’s building regulations, and its basic document DB-SE-C — the one dealing with foundations — sets the minimum structural safety and quality the ground study has to demonstrate. It even fixes how many investigation points a plot needs and how deep they go, according to the building and the ground beneath it. One thing worth clearing up while we are here: a geotechnical survey is not a topographical survey (estudio topográfico), which measures levels and boundaries. The two get mixed up constantly.
What a geotechnical survey is actually for
Whether the project is a single house or a block of flats, the purpose is the same: to establish the right foundation for that particular building on that particular ground. Everything else in the report exists to support that one decision.
The two things that set the scope
- The type of building you intend to put there: its loads, its height, whether there is a basement.
- The ground itself — what it is made of, how it behaves and how it drains.
What it buys you
A survey done properly, by people who do this for a living, earns its fee several times over:
- It keeps the loads from foundations and retaining walls from causing movement later on.
- It lets the foundations be defined precisely, type and dimensions, instead of being oversized “just in case” — money poured into the ground and never seen again.
- It flags the conditions that can derail a project, create health problems or, occasionally, do far worse: liquefaction, high water tables, landslip, expansive soils.
How a geotechnical survey is carried out
Three stages, in this order:
- First comes the fieldwork (campaña in situ). The specialist team goes to the plot and reads it: topography, slopes and retaining conditions, watercourses, what the neighbours have built. Then they test. Trial pits (calicatas), which are excavations that yield representative samples; penetrometer tests; boreholes (sondeos), which pull cylindrical cores out of the ground; and standard penetration tests to gauge how much load the ground will take.
- Next is the laboratory stage (campaña en laboratorio). The samples are analysed: chemical analysis, particle-size distribution to establish what the soil is actually made of, and then mechanical testing for the strength and stiffness of the ground.
- Last comes the report. It sets out the findings on the nature and context of the ground, recommendations for building on it and, above all, which foundation solution suits your case. It goes into the project file, and whoever designs your structure works from it.
The honest caveat: a geotechnical survey does not always bring good news. Sound rock near the surface and you save money on the foundations. Made ground, clay that swells, or water where you wanted a basement, and the foundation budget climbs — sometimes steeply. Which is exactly why you want the report before you sign for the plot rather than after. Difficult ground is a lever on the price; the same ground found after completion is just a bill.
