Building or renovating a home in Colinas del Limonar is one of the most sought-after commissions for an architecture studio in Málaga. This residential estate on the eastern hillside of the city – next to El Limonar, El Candado and Pinares de San Antón – brings together sloping plots, views and an exceptional microclimate, as well as a well-established, low-density residential character.
What Colinas del Limonar is like
Colinas del Limonar is a low-density residential estate on the eastern hillside of the city of Málaga. It borders established neighbourhoods such as El Limonar, El Candado and Pinares de San Antón, and together they form one of the most exclusive residential corridors in the city. The urban layout adapts to the topography, with streets at varying levels and mostly single-family plots, many of them with established Mediterranean vegetation.
Key architectural considerations when designing in Colinas del Limonar
1. Adapting to the slope
Most plots in Colinas del Limonar have changes in level that lend themselves to designing the house on one or two stepped levels. This solution minimises earthworks, reduces foundation costs and gives each floor its own terrace with views.
2. Orientation and views
The prevailing orientation in Colinas del Limonar is south or south-east. It is advisable to open the main rooms towards the views and to shade those same façades from the summer sun with cantilevers, deciduous planting or lattice screens, as in Villa Sand (700 m² luxury villa).
3. Planning rules: Málaga PGOU
Colinas del Limonar is governed by Málaga’s General Urban Development Plan (PGOU), with specific bylaws for low-density residential areas. The parameters that most shape the project are buildable area, maximum height, setbacks from boundaries and landscape integration. Before buying or designing, it is advisable to commission a planning feasibility study.
4. Materials and integration
The character of Colinas del Limonar lends itself both to a contemporary language of white façades and generous openings – as in Casa Colinas del Limonar – and to warmer proposals with natural materials and carefully crafted interiors, as in Villa Boho (700 m² luxury villa). Local stone and natural timber work especially well combined with usable flat roof terraces.
5. Pool and outdoor spaces
The pool takes centre stage in Colinas del Limonar. It can sit on the same level as the living areas, as a natural extension of the living room, or be raised to free up a covered outdoor lounge beneath it on the lower level, a very effective solution on sloping plots.
Renovating an existing home in Colinas del Limonar
Much of the existing housing stock in Colinas del Limonar dates from the 1980s and 1990s and reflects outdated typologies: compartmentalised layouts, small windows and poor insulation. A full renovation in the area usually involves reopening the façade towards the views, opening up the living areas into an open-plan space, upgrading the thermal envelope and, very often, reconfiguring the roof to add an upper terrace.
