Alcaidesa, in the Campo de Gibraltar, is one of the most promising tourism and residential enclaves in southern Spain. Located between the municipalities of La Línea de la Concepción and San Roque (Cádiz), it combines two internationally renowned golf courses, a seafront overlooking the Strait of Gibraltar and exceptional connectivity with Sotogrande, Tarifa, the Bay of Algeciras, Gibraltar and Málaga. Klic Arquitectos, an architecture studio in Málaga, shares here the keys to the project in the area.
1. Reading the site: Strait, golf and sierra
Alcaidesa offers a unique setting: Mediterranean and Atlantic within reach, views over the Rock of Gibraltar and the African coast, the courses of Alcaidesa Links and Alcaidesa Heathland, and the silhouette of Sierra Carbonera to the north. Any project in the area starts with a rigorous analysis of sun exposure, prevailing winds —especially the poniente and levante, which are recurring and often intense— and the natural lookouts towards the sea and the golf courses.
2. Dual planning rules: La Línea de la Concepción and San Roque
The Alcaidesa development straddles two municipalities: La Línea de la Concepción and San Roque. Each plot is regulated by the local plan of the corresponding municipality and, in many cases, by the specific by-laws of the development. Before defining the volumetric proposal, it is worth reviewing the planning sheet, maximum heights, occupation, setbacks and any aesthetic conditions that may apply.
3. Bioclimatic strategy for the Campo de Gibraltar
The climate of the Strait is Mediterranean with a strong Atlantic influence: mild temperatures year round, high humidity, abundant sunshine and persistent winds. The architecture responds with wind protection (orientation of openings, sheltered courtyards, pergolas and low walls), solar shading (overhangs, lattices, planting) and envelopes resistant to salinity. Outdoor comfort is gained by carefully placing and partly enclosing terraces and porches.
4. Materials and the language of the Strait
The Campo de Gibraltar landscape suggests a sober, durable palette: ostionera stone from the Bay of Cádiz, whitewash, lime, hand-crafted ceramics, treated timber and aluminium in earthy tones. The vernacular architecture of the Campo de Gibraltar (cortijos, carabineros barracks, country houses) and the port traditions of La Línea and Algeciras offer references to engage with in a contemporary way, avoiding the generic Mediterranean.
5. Hospitality, residential and golf living
Alcaidesa concentrates strong demand for boutique hotels, single-family and multi-family homes and assisted residences linked to golf. Proximity to Sotogrande places guests and residents in a demanding international profile, attentive to privacy, views, services and design. The project should reinforce the experience: sequenced circulations, integration with the courses, access to the sea, mixed-use programmes (residence + services + golf).
Renovations at Alcaidesa, La Línea and San Roque
Alongside new builds, Alcaidesa has an established stock of homes from the 1990s and 2000s well suited to full renovations: more open layouts, improved envelope and joinery, larger openings to the garden and the golf course, renewed services and updated bathrooms and kitchens. La Línea, San Roque town and Sotogrande also offer opportunities to restore cortijos, town houses and commercial premises.
