You stop noticing it; you never quite stop suffering it. It is not a small thing, either: your home is where you spend most of your hours, and putting up with poor comfort year after year costs money as well as patience. Fixing one of these faults usually changes how a home feels far more than a new worktop does.<\/p>\n<p>Leaving aside serious structural defects, these are the most common home comfort problems we hear about &#8212; from Spanish owners and from British and northern European buyers who have just taken on a flat or a villa on the Costa del Sol:<\/p>\n<ul>\n<li><strong>Noise<\/strong>.<br \/>\nWhether it is a house or a flat, living in a town means constant exposure to noise, and older buildings suffer most. It gets in the way of ordinary things: working, studying, sleeping properly. When you want quiet, what you get is traffic, wind whistling at the windows, the neighbours&#8217; conversations, their dancing, or worse.<br \/>\nThe fix starts with a diagnosis: is the source inside or outside? Sometimes the noise is made indoors &#8212; by the occupants and the building services, bouncing off hard surfaces; sometimes it comes in from the street. You also need to know whether the sound is travelling structurally &#8212; through floor slabs and columns &#8212; or through the air, because the remedy is different in each case. In practice the usual measures are replacing the windows with properly insulated frames, laying acoustic underlay beneath floors, filling cavities in the walls, and adding sound-absorbing treatment to ceilings.<\/li>\n<li><strong>Access and ergonomics<\/strong>.<br \/>\nIn one survey, 18% of respondents said their home had significant accessibility problems, and a further 30% described theirs as acceptable but not complete. The people who pay for it are those with reduced mobility and the elderly &#8212; which, given long enough, is all of us. As you get older, everyday movements start to become negotiations.<br \/>\nThe usual culprits are changes in level (stairs, kerbs and ramps), rooms and corridors that are simply too tight, obstacles left in the way, and slippery flooring. Bathrooms and kitchens are where it bites hardest. Worth checking before you buy, not after: plenty of coastal properties sit on sloping plots, with steps between the street, the front door and the terrace.<\/li>\n<li><strong>Thermal comfort, energy and building services<\/strong>.<br \/>\nFeeling the weather indoors is miserable, and it catches out buyers who assume a warm climate makes insulation optional. A flat designed for August can be a cold place in January. As we explained in our <a href=\"https:\/\/www.klicarquitectos.com\/en\/choosing-building-materials-for-your-house\/\">previous article on choosing materials<\/a>, thermal comfort depends largely on what the building is made of. Beyond that, you need control of airtightness and of thermal bridges &#8212; the badly insulated junctions where heat escapes. Both come down to how the building was detailed in the first place.<br \/>\nMost people mask the problem by running the heating and the air conditioning harder, so they never quite register the fault; they simply pay for it on the electricity bill. Energy improvement works are increasingly common, and public grants encouraging them appear periodically. Then there are the services themselves &#8212; water pressure, how long you stand waiting for the hot water to arrive, the air conditioning, the drainage, the phone, the internet. None of it is glamorous, and all of it decides how the home feels day to day.<\/li>\n<li><strong>Architectural comfort and layout<\/strong>.<br \/>\nThe other big one is whether the home actually suits the way you live. People go through stages, so homes need to be flexible: living alone, living as a couple and living with children are three different briefs. A home is more liveable when guests can stay without disrupting everyone else, and when two activities can run at once &#8212; someone studying, someone watching television &#8212; without a row.<br \/>\nA refurbishment can change the layout, and that is usually where the biggest gains are. There are limits: floor area, orientation, where the entrance is, and where the service connections run all restrict what can be moved. Within those constraints there is nearly always more room for manoeuvre than the current plan suggests.<\/li>\n<li><strong>Everything else<\/strong>.<br \/>\nBeyond the above, it is worth asking how your home performs on daylight, ventilation and security against break-ins &#8212; and, above all, whether there is any realistic scope to improve them. Some of these are hard to solve once a building is up. Others are not yours to solve alone: they depend on the <em>comunidad de propietarios<\/em>, the owners&#8217; association that runs a Spanish block and is roughly the equivalent of a UK management company, or on the urbanisation as a whole.<\/li>\n<\/ul>\n<p>Investment in refurbishment in Spain has been rising since 2013. Owners have worked out that being genuinely satisfied with their home is not as far out of reach as it looks. The housing stock keeps ageing, and older homes need work if they are to stay comfortable.<\/p>\n<p>Our advice is the same as always: if you decide to tackle any of the points above, talk to a professional first. Touching the structure means a works licence from the town hall (<em>licencia de obras<\/em>); smaller jobs usually go through the lighter <em>declaraci&#243;n responsable<\/em> route. Either way, the technical requirements come from the Spanish building regulations (<em>CTE<\/em>). Not everything needs a full refurbishment: if noise is your only complaint, new windows and an acoustic underlay may be the whole job. But if a full refurbishment is already on the table, that is the moment to deal with noise, temperature, access and layout in one go, rather than opening the same walls twice.
