{"id":20320,"date":"2018-01-11T08:29:24","date_gmt":"2018-01-11T06:29:24","guid":{"rendered":"https:\/\/www.klicarquitectos.com\/choosing-building-materials-for-your-house\/"},"modified":"2026-09-06T02:54:19","modified_gmt":"2026-09-06T00:54:19","slug":"choosing-building-materials-for-your-house","status":"publish","type":"post","link":"https:\/\/www.klicarquitectos.com\/en\/choosing-building-materials-for-your-house\/","title":{"rendered":"Choosing building materials for your own house: an architect&#8217;s guide"},"content":{"rendered":"<h3>One of the real advantages of building your own house &#8212; the idea behind our #hacermemipropiacasa series &#8212; is that you build it around your budget, your needs and your taste. <strong>Choosing building materials<\/strong> is where most of that gets decided. Getting it right is what separates a house that is comfortable to live in from one that merely photographs well.<\/h3>\n<p>As architects, we look past the way a material looks. Comfort, safety, cost and environmental impact all come into it. And sight is not the only sense involved. Touch has to do with thermal comfort and texture; hearing with traffic noise outside and reverberation inside; smell with damp and the odours a room holds on to. When we work with a client our job is to put a sensible palette of materials on the table, explain the advantages and the drawbacks of each one, and give an opinion. Every choice should have a reason behind it. So what should you actually be weighing up?<\/p>\n<p><strong>MECHANICAL, PHYSICAL AND CHEMICAL CRITERIA<\/strong><\/p>\n<p>Put each material to work at what it does best. Stone and masonry are good under load, and in any real thickness they store heat. Timber is light and works well in bending, though you have to plan for what damp and fire do to it. Glass lets the light through, but it also conducts heat well &#8212; which is another way of saying it is a poor insulator. Steel is strong and stands up to wear, although on a coastal plot salt air will find any steel you leave unprotected. Cork insulates well and is untroubled by moisture. These are deliberately simple examples, but the principle holds. You need to know the strengths and the weaknesses of each element, so that it copes with what you are going to ask of it.<\/p>\n<ul>\n<li><strong><em>Thermal properties<\/em><\/strong>: two things to weigh up here &#8212; conductivity and thermal mass. The first is how well a material insulates; the second is how readily it soaks up heat inside itself and gives it back later. Used sensibly, both show up on your electricity bill and in how the house feels in August. As a rule, the lighter the material the better it insulates (cork, rock wool, wood fibre). Heavy elements, such as a stone wall, are good at storing heat. On the Costa del Sol the summer question matters more than the winter one, so mass and shading usually earn their keep before another centimetre of insulation does.<\/li>\n<li><strong><em>Acoustic properties<\/em><\/strong>: we have all been in a restaurant where holding a conversation is impossible. Keeping outside noise out, and stopping sound bouncing around inside, is done with absorbent materials &#8212; normally the softer ones, or those that dissipate the energy by vibrating. Knowing which noise you are up against comes first: a busy road, a neighbour&#8217;s television and a pool terrace two floors up call for different answers. In Spain this is covered by the acoustic section of the building regulations (<em>CTE DB-HR<\/em>), which sets minimum performance for party walls, fa&ccedil;ades and floors.<\/li>\n<li><strong><em>Behaviour with moisture<\/em><\/strong>: people generate water vapour simply by being indoors, on top of whatever humidity is already in the air &#8212; and near the coast there is plenty of it. Condensation has to be avoided if the rooms are going to stay healthy. Some materials let the building &#8216;breathe&#8217;, others stop moisture getting where it should not, and a few will take it up and release it again, regulating the room on their own. The skill is knowing which one belongs where.<\/li>\n<li><strong><em>Behaviour in fire<\/em><\/strong>: the people using the building have to be kept safe, which means materials that do not burn readily and do not give off toxic gases. This one is tightly regulated. Spain&#8217;s building regulations (<em>C&oacute;digo T&eacute;cnico de la Edificaci&oacute;n<\/em>, or CTE) set out the fire requirements in document DB-SI. Reaction-to-fire classes are part of what your architect specifies in the project that goes to the town hall with the planning permission application (<em>licencia de obras<\/em>).<\/li>\n<\/ul>\n<p><strong>DESIGN<\/strong><\/p>\n<p>Getting the feel of a room right rests largely on the materials. Colour, texture and form produce reactions, many of them unconscious. Stone reads as solid and safe; timber sends you back to nature; metals suggest sophistication and technology. There is a whole psychology of colour and material, and it is worth using it deliberately rather than by accident. Keeping the palette short, with materials that work with one another, is what keeps a house calm instead of busy.<\/p>\n<figure id=\"attachment_573\" aria-describedby=\"caption-attachment-573\" style=\"width: 288px\" class=\"wp-caption aligncenter\"><a ref=\"magnificPopup\" ref=\"magnificPopup\" href=\"https:\/\/www.klicarquitectos.com\/wp-content\/uploads\/2025\/10\/paleta-materiales-2.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-573\" src=\"https:\/\/www.klicarquitectos.com\/wp-content\/uploads\/2025\/10\/paleta-materiales-2.jpg\" alt=\"Material palette sample, via Pinterest\" width=\"288\" height=\"289\"><\/a><figcaption id=\"caption-attachment-573\" class=\"wp-caption-text\">A sample material palette<\/figcaption><\/figure>\n<p><strong>COST<\/strong><\/p>\n<p>Budget is always a constraint. The job is to find the <strong>balance between what you can spend and what the house has to do<\/strong>. Cheap has a way of turning out expensive. We would rather you ran the numbers over the long term. That means <strong>durability<\/strong>, <strong>how the material behaves under the use it is going to get<\/strong>, and <strong>maintenance<\/strong>. Choose a timber finish outside and you are signing up to re-varnishing it at regular intervals; skip that and it will deteriorate. None of which is an argument against timber. It is an argument for knowing what you are taking on before you sign the materials schedule.<\/p>\n<p>The energy side belongs in the same calculation. Better insulation or better glazing costs more on day one and comes back on the electricity bill for as long as the house is standing. It also shows up in the energy performance certificate (<em>certificado de eficiencia energ&eacute;tica<\/em>), which you will need when the time comes to sell or let.<\/p>\n<p>And cost runs straight into the next point.<\/p>\n<p><strong>ENVIRONMENTAL IMPACT AND HEALTH<\/strong><\/p>\n<p>Construction has the largest environmental footprint of any industry. Awareness is improving, and the protocols for measuring that impact are getting sharper. Life Cycle Assessment (<em>An&aacute;lisis de Ciclo de Vida<\/em>, ACV) is one example: it accounts for the energy embodied in an element from manufacture through delivery to site and on to demolition. With that in front of you, choosing the more sustainable option becomes a good deal easier.<\/p>\n<p>Health is on the table too. Sick Building Syndrome is defined by the World Health Organization as <b>a &#8220;set of illnesses caused or stimulated by air pollution in enclosed spaces&#8221;<\/b>. Materials play a real part here: they govern how much moisture sits in the air, and in some cases they are toxic in themselves. It is also the part of a build where a buyer from abroad is most easily talked into a swap nobody bothered to explain.
