What is a passive house?<\/strong> Here we set out the design decisions that go into one, and what changes when you build to that standard on the Costa del Sol rather than in northern Europe.<\/p>\n

More and more people are choosing this kind of home over a conventional house, for two reasons: its low environmental impact and its very low energy use. It is a sustainable option, cheaper to run, and better for the health of the people living in it. That combination has moved bioclimatic design from the margins into ordinary practice.<\/p>\n

At Klic Arquitectos we design passive houses to get the most out of a plot and keep running costs down. Below is what a house has to achieve to earn the Passivhaus certificate.<\/p>\n

What is a passive house, and what does it actually do?<\/h2>\n

A passive house is a form of sustainable architecture<\/a> built around two things: where the house sits, and how well it uses what is already there \u2014 sun, wind, vegetation. The aim is the lowest possible environmental impact and a drastic cut in energy use.<\/p>\n

“Passive” refers to autonomy. The house captures and holds a comfortable internal temperature on its own, so heating and cooling are needed as little as possible, all year round. That comes from the design itself: reading the sun properly, so the building shelters you from the conditions outside instead of fighting them with machinery.<\/p>\n

In Spain, the building regulations \u2014 the C\u00f3digo T\u00e9cnico de la Edificaci\u00f3n<\/em>, or CTE \u2014 require every new building to be a nearly zero-energy building (edificio de energ\u00eda casi nula<\/em>, EECN). The CTE is roughly Spain\u2019s answer to the Building Regulations in England and Wales, and it is not optional. In practice, passive strategies here are no longer a preference. They are the only sensible way to meet the requirement.<\/p>\n

Passive house versus conventional house<\/h2>\n

People often ask what really separates the two. The honest answer is that the design is more demanding. You go over the weak points far more carefully \u2014 the thermal insulation, and the junctions where one construction element meets the next \u2014 because that is what decides how comfortable the house feels inside.<\/p>\n

The layout follows the plot rather than a standard floor plan: position, orientation, daylight, and whatever the surroundings offer. The rooms you spend most time in go on the south side, where they get the most hours of light, which cuts both heating and artificial lighting.<\/p>\n

One caveat is worth flagging, because it is where northern European buyers tend to get caught out. That south-facing rule comes from a climate where the problem is keeping heat in. In M\u00e1laga, for much of the year, the problem is keeping heat out. South glazing works here, but only if the shading is designed alongside it \u2014 overhangs, shutters, planting. Get that wrong and a “passive” house on the coast becomes an expensive greenhouse.<\/p>\n

Passive houses take more design and more care than conventional ones. The pay-off shows up in running costs, in energy use and, for the people living there, in health. The headline figure: they cut energy use by between 80 and 90%, and that lands straight on the electricity bill.<\/p>\n

The main characteristics of a passive house<\/h2>\n

For a house to be called passive, its quality has to be assessed against the Passivhaus certificate, the international benchmark. These are the main conditions.<\/p>\n

1. Planning, design and orientation<\/h3>\n

Bioclimatic design, and more involved than it looks: each room is placed according to where the house sits and how the plot behaves. South orientation is chosen so that daylight reaches the rooms you use most.<\/p>\n

2. Eliminating thermal bridges<\/h3>\n

A thermal bridge \u2014 cold bridging, in British usage \u2014 is a point where the structure leaks heat: a balcony slab, a lintel, the junction between wall and roof. The job is to find those weak points and detail them out, so losses drop and the insulation actually performs.<\/p>\n

3. Good windows and doors<\/h3>\n

These are the key elements in the envelope, the skin of the structure, when it comes to keeping the U-value low. You want well-made units, properly installed, holding the right temperature all year round \u2014 to the point where radiators and air conditioning are barely used.<\/p>\n

4. Thermal insulation<\/h3>\n

The envelope \u2014 the facade and the roof \u2014 takes a great deal of solar radiation over the course of a day, and either stores that energy or reflects it. Insulating properly, with the right materials, cuts those losses to a minimum.<\/p>\n

5. Ventilation with heat and energy recovery<\/h3>\n

MVHR, in British shorthand. With it you do not need to open the windows to ventilate and lose heat in the process. It reuses 80% of the energy already inside the house to condition the interior; it renews the air by drawing it in and expelling it at the best moment climatically; and it makes that air healthier, because the filters take bacteria out.<\/p>\n

One honest word before you commit. Full Passivhaus certification adds cost and design time, and on some plots \u2014 heavy overshadowing from neighbouring buildings, an orientation you cannot change \u2014 you will capture most of the benefit without ever chasing the certificate.
