Refurbishments are roughly a third of our work, and the projects that go well are almost always the ones that were properly planned. Here are five rules that decide the result on the Costa del Sol.<\/p>\n<h2>What counts as a high-end refurbishment?<\/h2>\n<p>A <strong>high-end refurbishment<\/strong> \u2014 a <strong><a href=\"https:\/\/www.klicarquitectos.com\/en\/reformas-de-lujo\/\">luxury refurbishment<\/a><\/strong>, if you prefer \u2014 is the full renovation of a house, flat or commercial unit where the specification, the fittings and the level of detail sit well above the norm. Good materials, considered design, integrated technology, and a lot of attention to the joints and edges nobody photographs. <strong>It is not a style. It is a standard<\/strong>, and it has a price: in M\u00e1laga and along the coast, a full refurbishment currently runs between \u20ac800 and \u20ac1,600 per square metre depending on specification, before fees and taxes. Below that, you are doing something else \u2014 which is fine, as long as you know that going in.<\/p>\n<h3>1. Use people who actually work at this level<\/h3>\n<p>You will need an <a href=\"https:\/\/www.klicarquitectos.com\/en\/\"><strong>architect<\/strong><\/a>, an interior designer, a main contractor and a handful of trades who are used to this standard of finish. One point that catches British buyers out: in Spain the project for a structural refurbishment must be signed by a registered architect (<em>arquitecto colegiado<\/em>) and, in most cases, stamped by the architects&#8217; board (<em>visado<\/em>) before the town hall (<em>ayuntamiento<\/em>) will even open the file. Ask any professional for two things before you sign: recent work at your level of finish, and their professional indemnity certificate. Architects&#8217; fees in Spain typically run 8\u201312% of build cost \u2014 noticeably below UK rates.<\/p>\n<h3>2. Plan it before anyone lifts a hammer<\/h3>\n<p>Detailed planning is what stops a project drifting. It also protects you when something unexpected appears behind a wall, which it will.<\/p>\n<p>On this kind of job, the planning covers:<\/p>\n<ul>\n<li aria-level=\"1\"><strong>The brief<\/strong>: what the refurbishment has to achieve, in use as well as in looks. Write it down. Every later decision gets measured against it.<\/li>\n<li aria-level=\"1\"><strong>The budget<\/strong>: materials, labour and everything around them, with a contingency. We build 15% in as standard. Remember the Spanish extras: VAT is 10% on the refurbishment of a dwelling more than two years old and 21% otherwise \u2014 the reduced rate carries conditions, including a cap on the materials the contractor supplies. The municipal build tax (<em>ICIO<\/em>) plus the licence fee add roughly 4% and 2% of the works budget in M\u00e1laga, varying by town hall.<\/li>\n<li aria-level=\"1\"><strong>The programme<\/strong>: start and finish dates for each stage, so the trades follow one another instead of colliding. Allow for material lead times and for August, when Spanish sites slow down considerably.<\/li>\n<li aria-level=\"1\"><strong>Design and material selection<\/strong>: choose the finishes before work starts, not as you go. Deciding the bathroom tile while the plumber waits is how budgets grow without anyone noticing.<\/li>\n<li aria-level=\"1\"><strong>Permissions<\/strong>: planning permission (<em>licencia de obras<\/em>) comes in two forms. Structural work needs a major works licence (<em>obra mayor<\/em>): full project, technical team, and several months of waiting you have to build into the programme. Lighter work goes through a <em>declaraci\u00f3n responsable<\/em>, which is far quicker. Before any of that, check the property is registered as built \u2014 an extension, a pool or a converted basement that never made it onto the deeds is the classic thing that surfaces halfway through a refurbishment. It is usually resolvable. Not always, and not quickly.<\/li>\n<\/ul>\n<h3>3. Materials and finishes: where the money shows<\/h3>\n<p>The luxury is in the detail, so the materials have to be worth the joinery around them. Choose durable, honest finishes from manufacturers who will still exist in ten years, and get the difficult junctions drawn rather than improvised on site.<\/p>\n<p>One local adjustment worth making: this is a coastal climate. Salt air ruins cheap ironmongery and outdoor lighting within a couple of seasons, south and west glazing needs proper solar control, and anything that will sit on a terrace should be specified for it. A finish that performs beautifully in Surrey can look tired in Benalm\u00e1dena after two summers.<\/p>\n<h3>4. Lighting: the cheapest way to make a refurbishment look expensive<\/h3>\n<p>Lighting does more for the perceived quality of a home than almost anything else you can buy \u2014 and it is the easiest thing to get wrong, because once the plasterboard goes up, the wiring is decided.<\/p>\n<ul>\n<li aria-level=\"1\"><strong>Layer it<\/strong>: combine general, ambient and task lighting so a room can be bright at breakfast and calm at nine in the evening. Recessed downlights, floor lamps, wall lights and pendants each do a different job.<\/li>\n<li aria-level=\"1\"><strong>Light the architecture, not just the room<\/strong>: directional fittings on a stone wall, a beam, a bookcase or a piece of art will do more than another ceiling light. Warm colour temperature \u2014 around 2,700 K \u2014 and consistency between fittings matter more than the fittings themselves.<\/li>\n<li aria-level=\"1\"><strong>Control it<\/strong>: dimming and pre-set scenes are inexpensive at first-fix stage and expensive to retrofit. Decide the circuits early, with the electrician and the designer in the same room.<\/li>\n<\/ul>\n<h3>5. The details that make it yours<\/h3>\n<p>Personal detail is what separates a well-finished flat from a home that clearly belongs to someone. Bespoke joinery, a specific stone, a fireplace designed rather than bought, a wine store, a cinema room, a games room, a small spa. Work with people who can draw and build one-off pieces, and accept that these take time.<\/p>\n<p>The honest caveat: not all of it comes back. If you are refurbishing to sell or to let, kitchens, bathrooms, glazing, insulation and air conditioning return far more than a home cinema.
