\"Residencial<\/p>\n

Residencial Zalea<\/strong> is our proposal for an apartment block in Torreblanca, Fuengirola<\/strong> (M\u00e1laga, Costa del Sol). In Spain the type is called vivienda plurifamiliar<\/em>: several flats in one building, sharing an entrance, communal areas and a residents’ association (comunidad de propietarios<\/em>). The plot faces south, looking out over the Mediterranean and the coastline between Fuengirola and Mijas.<\/p>\n

Reading the site first<\/h2>\n

Torreblanca is a settled residential neighbourhood of Fuengirola: mixed housing, a short walk from the seafront promenade, well connected to the rest of the western Costa del Sol. On a plot like this, density, privacy and the coastal climate pull in different directions. The answer here is a compact volume, deep terraces and a communal outdoor area with a pool and sun terrace.<\/p>\n

The decisions behind the design<\/h2>\n

The ground floor is given over to the entrance, the hall and the communal area. The flats sit on the floors above, facing mainly south and east. That orientation picks up the low winter sun and keeps the rooms from overheating in August. Overhangs and setbacks do the shading.<\/p>\n

The terraces are sized to be used, not admired from indoors: an outdoor room off the living room and another off the main bedroom, usable most of the year. Around the pool, continuous paving, space for loungers and Mediterranean planting that needs little water. A shared courtyard that earns its keep, rather than a strip of lawn nobody sets foot on.<\/p>\n

Finishes were chosen for salty sea air, which is unforgiving of cheap detailing. Pale mineral renders, thermally broken aluminium windows, solar-control glazing, glass balustrades that keep the horizon visible. The envelope pairs thermal mass with passive shading, in line with the Spanish energy performance regulations (CTE DB-HE<\/em>) for collective housing on this stretch of coast: mild winters, hot summers.<\/p>\n

    Where the scheme stands<\/h2>\n

    This is a concept, and worth saying so plainly. The image is a study render of the massing, not a construction drawing. No floor areas or costs are published. In the Spanish process this stage comes before the proyecto b\u00e1sico<\/em>, the drawing set submitted to the town hall for planning permission (licencia de obras<\/em>) under the local development plan (PGOU de Fuengirola<\/em>). We publish schemes here to show the reasoning, not a finished building.<\/p>\n

    If you are buying into a block like this<\/h2>\n

    Two questions are worth asking before you sign anything on this coast. What do the communal areas cost to run each month, through the residents’ association? And does what is built match what is on the Land Registry extract (nota simple<\/em>)? A pool and a planted courtyard add value. They also add a monthly charge for every owner, for as long as you own the flat.
