Die ehrliche Antwort ist keine Euro-Zahl, sondern ein <strong>Prozentsatz der Baukosten<\/strong>. Und vor allem: zu verstehen, was dieser Prozentsatz umfasst und was ihn bewegt. Wir erkl\u00e4ren es aus unserer Erfahrung in Planung und Bauleitung von Hotels in M\u00e1laga und an der Costa del Sol.<\/p>\n<h2>Was \u201edas Projekt\u201c eines Hotels umfasst<\/h2>\n<p>Es ist kein einzelnes Dokument, sondern vier aufeinanderfolgende Arbeiten:<\/p>\n<ul>\n<li><strong>Konzept und Machbarkeitsstudie:<\/strong> definiert das Betreibermodell, die Zimmerzahl und den rechtlichen Rahmen.<\/li>\n<li><strong>Grundprojekt:<\/strong> das Dokument, mit dem die Genehmigung beantragt wird.<\/li>\n<li><strong>Ausf\u00fchrungsprojekt:<\/strong> die Pl\u00e4ne und Details, nach denen gebaut wird.<\/li>\n<li><strong>Bauleitung:<\/strong> die technische \u00dcberwachung bis zur Er\u00f6ffnung.<\/li>\n<\/ul>\n<p>Wenn Sie die Angebote zweier B\u00fcros vergleichen, stellen Sie sicher, dass beide alle vier Phasen enthalten: Viele Preisunterschiede sind in Wahrheit Unterschiede im Leistungsumfang.<\/p>\n<h2>Das Honorar wird als Prozentsatz der Baukosten berechnet<\/h2>\n<p>In der Architektur werden Honorare \u00fcblicherweise als <strong>Prozentsatz der reinen Baukosten (PEM)<\/strong> angegeben, nicht als Festbetrag. Dieser Prozentsatz verh\u00e4lt sich so:<\/p>\n<ul>\n<li><strong>Er sinkt mit wachsendem Baukostenbudget<\/strong> (Skaleneffekt): Ein gro\u00dfes Hotel hat einen geringeren Prozentsatz als ein kleines.<\/li>\n<li><strong>Er steigt mit der Komplexit\u00e4t:<\/strong> Ein Hotel ist weit anspruchsvoller als ein Wohnhaus (Tourismusvorschriften, Brandschutz, Barrierefreiheit, intensive Haustechnik).<\/li>\n<li><strong>Er liegt bei Umbau oder Repositionierung meist h\u00f6her als beim Neubau<\/strong>, weil der Bestand diagnostiziert und gel\u00f6st werden muss.<\/li>\n<\/ul>\n<p>Zur Orientierung: Bei einem Hotelprojekt bewegt sich die Summe aus Projekt und Bauleitung \u00fcblicherweise <strong>zwischen 6 % und 12 % der Baukosten<\/strong> \u2013 eher am unteren Ende bei gro\u00dfen Budgets und einfachen Projekten, eher am oberen bei kleinen, sehr besonderen Hotels oder komplexen Umbauten. Es wirkt wie ein kleiner Teil der Investition, ist aber die Entscheidung, die alles Weitere bestimmt.<\/p>\n<h2>Welche Faktoren diesen Prozentsatz beeinflussen<\/h2>\n<ul>\n<li><strong>Kategorie und Positionierung<\/strong> des Hotels: Ein urbanes 3-Sterne-Haus stellt andere Anforderungen als ein 5-Sterne-Resort.<\/li>\n<li><strong>Neubau, Umbau oder Repositionierung<\/strong> eines laufenden Hotels.<\/li>\n<li><strong>Zustand des Bestandsgeb\u00e4udes:<\/strong> Hier verhindert eine gute technische Due Diligence teure \u00dcberraschungen.<\/li>\n<li><strong>Hotel im Betrieb halten:<\/strong> Die phasenweise Bauplanung verteuert das Projekt, rechnet sich aber meist gegen\u00fcber dem Ertragsausfall einer Schlie\u00dfung.<\/li>\n<li><strong>Leistungsumfang:<\/strong> ob Innenarchitektur und Landschaftsgestaltung enthalten sind.<\/li>\n<\/ul>\n<h2>Der teure Fehler: nach dem niedrigsten Prozentsatz w\u00e4hlen<\/h2>\n<p>Das Projekt ist genau der Posten, an dem man am wenigsten sparen sollte, denn es bestimmt, was alles andere kosten und einbringen wird. Ein schlecht gel\u00f6stes Projekt zahlt man mit Kosten\u00fcberschreitungen, verl\u00e4ngerten Bauzeiten und Zimmern, die weniger einbringen, als sie k\u00f6nnten. Nicht enthalten sind Grundst\u00fcck, Genehmigungen und Geb\u00fchren, M\u00f6blierung und Ausstattung (FF&amp;E) sowie die Honorare anderer Fachleute.<\/p>\n<h3>Ist das Projekt eines Umbaus prozentual teurer als das eines Neubaus?<\/h3>\n<p>In der Regel ja.
